Jaranwala Road VS Susan Road: A Look at Faisalabad’s Two Busiest Commercial Areas

17

Most people who start looking at commercial property in Faisalabad end up comparing the same two roads. Jaranwala Road and Susan Road both have heavy traffic, plenty of listings and active dealers. Beyond that, they don't share much, and choosing the incorrect one for your needs is a simple and costly error.   jaranwala-road-vs-susan-road-a-look-at-faisalabads-two-busiest-commercial-areas-2nd.jpg

Jaranwala Road travels around 37 kilometers to Jaranwala town from the Amtex Square and Abdullahpur side of the city. Due to its vast size, it is home to nearly every kind of property, including factories, warehouses, apartment buildings, plazas, street-front stores, and housing complexes. Susan Road is a much tighter strip around Madina Town and the Officers Colony side, and it has built a reputation as a place for offices, clinics, and professional services.

The prices quoted below are asking prices from live listings in October 2026. Faisalabad has no official published rate list for individual roads, so use these numbers to get oriented, not as a final valuation.

Jaranwala Road vs Susan Road property value

Susan Road asks for more money at the top end. A 1-kanal  commercial plot  there is listed at Rs. 19 crore, and a 20-marla  commercial building  at Rs. 22 crore. Prices like these come from steady demand for office space in a small, established area.

Because Jaranwala Road is too long for a single price range, there isn't one. Plaza stores and residences toward the city end are priced like those in the city center. A five-marla  residential property in the Green Orchard area is marketed for approximately Rs. 45 lakh, while factories with 18 to 20 kanal are available for rent for between Rs. 15 and Rs. 25 lakh per month. Be cautious when giving someone a "typical Jaranwala Road rate" when the same road offers you a multi-crore plaza and a plot for Rs. 45 lakh.

Prices on both highways are influenced by a few factors more than the name of the road: the building's age, which floor it is on, if it is on a corner, and whether it faces the main road. To avoid being misled by the figures, compare like with like.

Jaranwala Road's commercial structures

A building makes sense when you wish to create several revenue streams from a single purchase.

Before you give a token amount, it is worthwhile to make the following four checks:

  1. Verify that the commercialisation fee has been paid and the plot has been approved for commercial usage.
  2. Obtain the authorized building plan and contrast it with the actual construction.
  3. Use the fard and registry histories to trace the title.
  4. Examine the parking lot, fire exits, electrical, drainage, and structure yourself, or send someone with the necessary skills.

Shops for sale on Jaranwala Road

Shops are the easiest way into this road, and the range is wide. Some practical points for shop buyers:

  • Spend an afternoon outside the shop: Count the people who actually stop and walk in. A busy corner beats a bigger unit on a quiet lane.
  • Calculate the yield: Divide a full year’s rent by the price. Small shops in Faisalabad usually pay a modest return, and the real gain tends to come from the value rising over time.
  • Ask what you are actually buying: In a plaza, find out whether you get a registered title to your shop or only a share in the building.
  • Ask about monthly costs: Maintenance, security and parking charges differ a lot between plazas and cut into your return.

Offices for sale on Susan Road

Susan Road is where many Faisalabad clinics, consultants, small software teams and service firms have settled. Most of the advertised stock is for rent, but that is helpful for a buyer because rents show you what an office can earn.

Small shops next to the road show what retail pays. A 1-marla shop right beside Susan Road is listed at Rs. 1 crore with a tenant already paying Rs. 36,000 to 40,000 a month. That is a gross return of about 4.3 to 4.8 percent a year, before tax, repairs and any gap between tenants.

When you view an office, test the lift and the backup power, count the parking spaces, and look at the other tenants. A building full of established firms is easier to rent and easier to resell.

Apartments for sale on Jaranwala Road

Mistakes buyers make on both roads

  • Treating the asking price as the market price and not negotiating.
  • Paying a token amount before the title has been checked.
  • Buying a shop for its size and ignoring footfall.
  • Forgetting maintenance, tax and vacancy when estimating returns.

Frequently asked questions

  • Which road has higher property values, Jaranwala Road or Susan Road?

Susan Road is priced higher for commercial plots and buildings. Jaranwala Road has a wider range, from small shops and flats to large plazas and industrial land.

  • Are offices on Susan Road a good investment?

They can be, particularly in well-managed buildings with steady tenants. Compare the real rent with the price and allow for maintenance and vacancy.

  • Are apartments on Jaranwala Road a safe investment?

They can be, when the project has approved plans, a developer with a track record, and clean documents.
