The New Rental-Tax Rule in Simple Words      

Punjab Revenue Authority is now collecting GST on rental income. The rate is 16%. It applies to all rented non-residential buildings and immovable properties in Punjab. This is an addition to existing property taxes , not a replacement.      

Who Must Pay This Tax       

Commercial property  owners are the primary target of this tax. This includes shops, offices and plazas. Any landlord renting out a non-residential or commercial space in Punjab falls under this rule. There is no size or value limit. If it is rented out, GST applies.

Your Next Steps as a Landlord       

Registration with the Punjab Revenue Authority is now mandatory. GST returns must be filed on time. Payments can be made through E-Pay Punjab without visiting any office. Landlords who pay under the self-assessment scheme get a 5% discount.      

What Happens If You Do Not Pay       

Surcharges apply every three months for non-payment. These increase on four dates every year — October 31, January 31, April 30 and July 31. Delaying payment means paying more than the original tax amount.      

What Property Dealers and Citizens Are Saying      

The Property Dealers  Association Secretary called the tax unacceptable. They said the excise department already collects taxes on rented properties. Adding GST on top was described as double taxation. Many citizens also raised concerns about pensioners who depend on rental income from a single property.

1st July 2026 is the starting point for this new GST rule in Punjab. Landlords must be registered with the Punjab Revenue Authority and use E-Pay Punjab for payments.
